Exterior Algae Treatments

A specialist treatment with an effective biocide such as MGC’s Lichenite is essential to kill the growth, and to completely eradicate it. This can be followed on to painted surfaces by Biocheck Allweather Pliolite resin based masonry paint which will not only provide an attractive coating but will prevent the recurrence of algae for 10-15 years. For decorative uncoated brickwork, stonework, masonry, concrete, asbestos, clay and concrete roof tiles, slates etc. HALOSEAL penetrates into the substrate waterproofs and protects against further deterioration and does not result in shiny surfaces when dry. HALOSEAL is a moisture vapour permeable water proofer and allows residual moisture to dry out.

 

Building materials affected by algae, lichen and mosses can deteriorate and become porous.  In some houses over the years, water penetration can become a major problem leading to many other secondary problems.  HALOSEAL is non-silicone water proofer; it penetrates deep into the fabric and becomes an integral part of the substrate. As a result of the depth of penetration, HALOSEAL is extremely beneficial in keeping the wall and substrate dry, which reduces excessive heat loss that occurs through damp walls.

 

Whatever the challenge, it is likely that water is involved somewhere. Driving rain and frost erode surfaces, making them dusty and absorbent. Cracks allow water in behind the paint film, resulting in hydrostatic pressure forcing off the coatings and leaving the substrate exposed. In addition, microbiological attack from mosses, lichen and algae, which will grow with abandon wherever there is a damp and relatively pollution free atmosphere, cause severe deterioration and disfigurement.

 

To stand the test of time an exterior masonry paint or sealer must resist the elements: wind-driven rain, sun, temperature extremes and atmospheric pollution, whilst at the same time retaining its decorative appearance. This means blistering, loss of adhesion and unsightly dirt retention must be avoided. These properties can only be obtained if the paint film has good long-term performance and is applied under the right conditions. BIOCHECK ALLWEATHER Pliolite® resin based masonry paint meets these dual requirement, thanks to it’s excellent inherent film resistance and great application security whatever the site conditions. The all-weather application properties of BIOCHECK ALLWEATHER greatly extend the painting window, allowing exterior decoration to continue in conditions and at the time of year, when it would not be possible to proceed with traditional water borne masonry paints. In addition the active dry film Biocide in the paint inhibits the return or growth of algae lichens and mosses. On decorative uncoated surfaces the application of HALOSEAL is Effective everywhere: – old property – new property – bricks – tiles – concrete – render – stonework. The product is simple to apply. One coat application can be sufficient, treated surfaces stay cleaner longer and can last up to 10 years.

 

When incorrect treatment of the substrate is proposed during a building refurbishment project, the subsequent redecoration will have a dramatically reduced life expectancy. It is vital at the earliest stage to seek expert advice on the correct treatment for the specific problems encountered - whether it is due to water ingress, growths, or deterioration through weathering and pollution.

 

The main function of a masonry coating/sealer is to protect the substrate against weathering, UV degradation and the many other harmful elements in the atmosphere, in addition to enhancing or maintaining the initial aesthetic characteristics. Correct preparation of the substrate is essential as applied coatings rely on the integrity and stability of the substrate and any previous decorations to maximise their performance. Getting it wrong at this key stage means that subsequently applied coatings are liable to break down far sooner than they should. Substrates can be prepared by a number of methods - MECHANICAL – Water jetting - PHYSICAL – Scraping, stiff fibre brushing - CHEMICAL – Paint strippers or poultices. Any repairs to the substrate such as repointing brick work or re rendering blowen or loose render should be carried and allowed to dry thoroughly prior to painting.
